FAQ

Common Questions from Expats

What residence permit do I need for a mortgage?

Most banks accept Blue Card, Niederlassungserlaubnis (settlement permit), and unlimited residence permits. Even with a limited permit, financing is possible if it's renewable.

What is Schufa and why does it matter?

Schufa is the German credit bureau. As a newcomer, you may not have a Schufa history. We work with banks that accept alternative proof of creditworthiness.

Can I get a mortgage with foreign income?

Yes! Many banks accept income from international companies, especially if you have a German employment contract or are tax-resident in Germany.

How much down payment do expats typically need?

Expats often need 20-30% down payment to get the best rates. With strong income and a good residence permit, less may be sufficient.

Which banks are expat-friendly?

We have partnerships with 400+ banks and know exactly which accept expat situations. ING, Commerzbank, and some regional banks are often more flexible.

How long do I need to live in Germany?

Many banks require at least 6-12 months of residence in Germany and an unlimited employment contract. We also find solutions for shorter stays.

What documents do I need as an expat?

In addition to standard documents: residence permit, employment contract, potentially references from previous employers, and proof of down payment (including from abroad).

Can my partner abroad co-sign?

This is possible but complex. We advise you on the options and requirements for international co-borrowers.
